Explore the Different Areas of Billings, Montana

If you’re moving to Billings, Montana, relocating within the city, or beginning a Billings real estate search, one of your first questions is probably: What are the different areas of Billings actually like?

A map can show you streets and zip codes, but it doesn’t always explain how Billings is laid out—or why two homes that look relatively close on a map can feel like they’re in completely different parts of the city.

About this Billings area guide

That’s where we can help.

As lifelong Billings locals and a mother-daughter real estate team, we’ve spent decades living, working, and helping people buy and sell homes throughout the Billings area. We created this Billings area guide to give you the local context that’s hard to get from a map, a home-search website, or a quick Google search.

Below, you can explore Billings Heights, West Billings, Northwest Billings, Downtown Billings, South Billings, Lockwood, Laurel, and the Huntley/Shepherd area. We’ll walk you through the types of homes you’ll find, recognizable landmarks, parks and recreation, everyday conveniences, commute considerations, and some of the things we’d want you to know before buying a home in each area.

There isn’t one “best area of Billings.” The right place to begin your home search depends on the home you’re looking for, your budget, where you need to go regularly, and what you’d like to have nearby.

Our goal is to help you understand your options so you can make informed decisions with confidence.

Billings Heights

A DISTINCT PART OF BILLINGS ABOVE THE RIMROCKS

The Billings Heights sits primarily north and east of the Rimrocks, creating a natural geographic separation from much of central and west Billings. It’s one of the reasons you’ll often hear locals refer to it simply as “the Heights.”

Although the Heights is part of Billings, it can feel somewhat self-contained. Main Street serves as its primary commercial corridor, with grocery stores, restaurants, medical services, shopping, and everyday conveniences available without regularly needing to cross town.

Compared with West Billings, you’ll find fewer large shopping and entertainment destinations, but most of what you need for everyday life is close by.

The Heights itself is also much larger and more varied than it may first appear on a map.

Housing You’ll Find

  • Older established neighborhoods
  • Ranch and split-level homes
  • Townhomes
  • Newer subdivisions & new construction
  • Larger single-family homes
  • A variety of lot sizes
  • Properties toward the outskirts with more open surroundings

Parks, Recreation & Landmarks

Lake Elmo State Park is one of the Heights’ most recognizable recreation areas. The 64-acre reservoir sits within Billings and offers swimming, nonmotorized boating, paddleboarding, fishing, picnicking, birdwatching, and a trail around the lake.

Castle Rock Park is a large community park with athletic fields, courts, playground facilities, and other recreation.

Two Moon Park provides trails and access to the Yellowstone River.

Typical Drive Times

  • Downtown Billingsapproximately 15–20 minutes
  • West Billingsapproximately 20–30 minutes
