Here's what my clients usually fall in love with:

- A slower pace compared to Denver, but still plenty to do

The Best Areas to Live in Colorado Springs (Based on Lifestyle)
This is where most people get stuck, so let's simplify it.
North Colorado Springs (Briargate, Wolf Ranch, Cordera)
- Newer homes + planned communities
- Great schools and parks
- Close to shopping (Promenade Shops at Briargate)
- Typically higher price points ($500k–$700k+)
Best for: people wanting easy access to shopping + restaurants, move-up buyers, and people wanting newer builds
East Colorado Springs (Peyton, Falcon, Banning Lewis Ranch)
- More house for your money
- New construction options
- Growing fast
Trade-off: fewer established amenities (but improving quickly)
Best for: buyers wanting space + value
Central & Downtown Colorado Springs
- Older homes with character
- Walkability to restaurants, coffee shops, and events
- More unique architecture
Best for: people who want charm and a more "city" feel
South Colorado Springs (Security-Widefield, Fountain, Lorson Ranch)
- More affordable options
- Close to Fort Carson and Peterson
- Mix of older homes + newer developments
Best for: military buyers due to the proximity to bases and people wanting more home for their money
How Much Does It Cost to Buy a Home in Colorado Springs?
- Most of my clients are buying in the $500k–$700k range, and here's what that typically gets you:
- 3 to 5 bedrooms
- 2,000 to 4,000 sq ft
- A newer home (especially in north/east areas or south of Colorado Springs Airport)
- A yard + garage space
If you go further east or south, you'll usually get more space for the same price.
If you go north, you're often paying more for location, schools, and amenities.
What It's Like Buying a Home Here Right Now
The market has shifted a bit, and this is actually good news for buyers.
Right now:
- Some homes still get multiple offers (especially the good ones)
